The Dallas Morning News: Loews details plans for new $500M Arlington hotel
The new project will be built after the old Sheraton hotel at the site is imploded.

New York-based Loews Hotels & Co. has unveiled the plans for their third hotel in Arlington’s entertainment district — Americana by Loews Hotels.
The 507-room hotel will replace the existing Sheraton Arlington Hotel at 1300 Ballpark Way. The property will include 39 guest suites and more than 83,000 square feet of meeting and event space, including a 10,000 square foot event barn.
The implosion of the existing Sheraton is expected for early June, and construction on the new Loews property will begin later this summer. The hotel is expected to open in late 2028 or early 2029.
The firm is expected to invest more than $500 million in the project, said Loews Hotels & Co. President and CEO Alex Tisch.
The new hotel will help fill growing demand for rooms in Arlington, driven not only by Cowboys and Rangers games but also Arlington’s proximity to Dallas, Fort Worth and DFW International Airport, he said.
“We bought the Sheraton property thinking that there may be a greater opportunity in the future,” he said. “If we wanted to seize on that opportunity, it’s one of the last pieces of land there. ...Some of the more major Fortune 500 companies are choosing to relocate their meetings and events to Arlington.”
The Dallas Morning News reported in 2023 that Arlington would form a public-private partnership with Loews to build the hotel, replacing the 311-room Sheraton property that was built in the late 1980s.
The new hotel is named in honor of iconic Americana Hotel in Bal Harbour, Fla. — a Loews landmark that opened in 1956.
The demolition will free up to roughly 13 acres for the project. A recently-finished parking garage will serve the planned hotel and other venues in the area.
The parking garage and hotel will occupy only half of the land, Tisch said. There are no plans for the remaining acreage yet.
“We certainly have all the zoning, and assuming all this goes well, we have adequate financing to do whatever we want there. But there’s nothing in the plans,” he said.
Arlington is expected to contribute $40 million toward the development costs and provide annual grants totaling more than $57 million over 25 years if certain conditions are met. Arlington City Council approved the project in late 2023, according to previous News reporting.
Loews said it will provide the upfront capital for the project.
The site is less than a mile from Loews’ Arlington Hotel & Convention Center. The 888-room hotel and meeting space between the Texas Rangers’ Globe Life Field and Choctaw Stadium, the Rangers’ former home, opened in early 2024.
Loews opened the $150 million, 300-room Live! by Loews - Arlington in 2019.
Dallas-based HKS., Inc. was listed as the design firm for the newest Loews project, according to state filings.
When the third hotel is finished, Loews Hotels & Co.’s campus in Arlington will have nearly 1,700 guest rooms and more than 374,000 square feet of indoor and outdoor meeting space.
